At a glance

What you get for £60: a basic service of one domestic gas boiler by a Gas Safe registered engineer — flue and ventilation checks, flue gas analysis against the manufacturer's figures, gas rate and pressure testing, safety device checks, condensate trap cleared, and a written service record.

Basic service means we test it properly, not take it to bits. Manufacturers' instructions say a boiler burning within specification does not need its combustion chamber opened, and stripping down a boiler that is working correctly disturbs seals that are doing their job. If the readings say it needs opening up, we will tell you and quote for it. If the gas valve simply needs adjusting and the boiler allows it, we do that at no extra charge.

What's not included: parts and repairs (always quoted and agreed first), strip-down cleaning, landlord CP12 certificates, gas fires and cookers, LPG and oil, and power flushing.

The deadlines: book by 31 October 2026, service carried out by 31 December 2026.

Payment: nothing up front. £60 per property on the day, by card, transfer or cash. No VAT to add. One free move or cancellation with 24 hours' notice.

Landlords: the offer covers up to three properties, each charged at £60. Beyond three, our standard £85 applies.

1. The promotion

1.1 What the offer is. A basic annual service of one domestic gas boiler for £60, in place of our standard price of £85 for the same service.

1.2 Basis of the £25 saving. £85 is our standard published price for exactly the same basic service, with the same scope described in section 3. It is the price we charge outside the promotional period and to customers who do not qualify for this offer. The £25 saving is the difference between the two.

1.3 Booking deadline. Your booking must be made and confirmed by us on or before 31 October 2026.

1.4 Completion deadline. The service must be carried out on or before 31 December 2026. If the appointment falls after that date at your request, or you postpone beyond it, the standard price of £85 applies. If we are unable to attend before 31 December 2026 for a reason within our control, we will honour the £60 price at the next available appointment.

1.5 £60 per property. The £60 price is charged for each property serviced. It covers one boiler at one address, and each address booked is charged separately at £60.

One discounted service per household or rental property. A landlord or letting agent may use the offer at a maximum of three properties — three properties would be three separate services at £60 each. From the fourth property onwards our standard price of £85 applies.

1.6 Not combinable. This offer cannot be used alongside any other discount, voucher, referral credit or promotional rate.

1.7 Withdrawal. We may withdraw or amend this offer at any time. Any booking already confirmed in writing before withdrawal will be honoured at £60.

2. Who can claim it

2.1 Domestic properties only. Open to owner-occupiers, private landlords and letting agents in respect of domestic residential properties. Commercial, industrial and catering premises are not eligible.

2.2 Service area. The property must be within 15 miles of Weston-super-Mare town centre by road, measured by the shortest practical driving route. This covers Weston-super-Mare, Worle, Locking, Hutton, Bleadon, Banwell, Winscombe, Congresbury, Yatton, Cheddar, Axbridge, Highbridge and Burnham-on-Sea, and broadly the BS22–BS29, BS49 and TA8–TA9 postcode districts. If you are outside this area we may still be able to attend, but the offer price will not apply. Please ask before booking.

2.3 Age, authority and who pays. You must be 18 or over, and either the owner of the property or authorised by the owner to instruct work on the gas appliance.

Whoever makes the booking is responsible for paying for the work, whether or not they own the property. If you are booking on someone else's behalf — a landlord, a relative, a tenant — please make sure they have agreed to it first, and tell us who will be settling the bill when you book.

3. What the £60 covers

3.1 A basic service, not a strip-down. This is a basic annual service: we test the boiler thoroughly to confirm it is burning correctly and operating safely, and we report anything that needs attention. It is not a full strip-down.

That is deliberate, and it follows how modern boilers are meant to be serviced. Manufacturers' own instructions generally say that where the flue gas readings are within specification and the appliance is working correctly, there is no need to open the combustion chamber. Stripping down a boiler that is burning cleanly disturbs seals that are working, and creates more risk than it removes. If the readings say the boiler needs opening up, we will tell you.

3.2 One appliance. A service of a single domestic natural gas boiler. Additional appliances at the same visit are chargeable at our standard rates, quoted before we start.

3.3 The service includes:

3.4 Combustion adjustment. If the flue gas readings fall outside the manufacturer's stated range and the appliance has an adjustable gas valve, we will carry out a straightforward adjustment and re-test at no extra charge as part of the £60.

If the readings cannot be brought within the manufacturer's range by adjustment alone, that points to a fault rather than a service item. We will explain what we have found and quote for the diagnosis or repair before going any further.

Many modern boilers cannot be adjusted at all. Their combustion is factory-set and sealed, or locked so that only the manufacturer's own engineers can alter it. Where that is the case we will tell you what the readings show and what the options are, which may mean a manufacturer visit or a strip-down and clean quoted separately under clause 4.6.

3.5 Manufacturer instructions take precedence. Where a manufacturer specifies a particular service procedure for the appliance, we follow it. If the manufacturer requires work beyond the basic service described above, we will explain what is needed and quote for it before doing it.

4. What it does not cover

4.1 Parts and repairs. The £60 covers labour for the service only. Any parts, repairs or remedial work are quoted separately and are only carried out once you have agreed the price. Nothing chargeable is done without your approval.

4.2 Not a Landlord Gas Safety Record. This offer is a boiler service. It is not a CP12 / Landlord Gas Safety Record, which is a separate statutory check covering all gas appliances, pipework and flues at a property. We can carry one out at the same visit at our standard rate — please ask when booking.

4.3 Appliances not covered:

4.4 System work. Power flushing, chemical flushing, magnetic filter supply and fitting, inhibitor top-up beyond a standard dose, radiator balancing, and any heating system alteration are not included.

4.5 Pre-existing faults. A service is a test and inspection of a working appliance. It is not a repair visit. If the boiler is already faulty or not operating when we arrive, the £60 service fee remains payable for the inspection and safety checks carried out.

Fault-finding beyond the checks listed in clause 3.3 is separate work and is chargeable. We will tell you what it will cost before we start, and you decide whether to go ahead. We will always tell you free of charge what the standard service checks have shown.

4.6 Strip-down and deep clean. Removing and cleaning the burner, heat exchanger or fan, replacing case or combustion seals, and any other work requiring the combustion chamber to be opened, are not included in the £60. Where the readings show this work is needed we will explain why, quote for it, and only carry it out once you have agreed the price. It can usually be done at the same visit if you want it done.

5. Safety and unsafe situations

5.1 How we work. All work is carried out by a Gas Safe registered engineer in accordance with the Gas Safety (Installation and Use) Regulations 1998 and current industry standards. Rapid Heat Response Ltd is Gas Safe registered under registration number 984293.

5.2 If we find a dangerous appliance. Where an appliance or installation is found to be Immediately Dangerous or At Risk, we are required to act under the Gas Industry Unsafe Situations Procedure. With your permission we will turn off and label the appliance, and where it is Immediately Dangerous we may need to disconnect or cap it and notify the gas transporter. You will be issued with a warning notice. We cannot leave a known dangerous appliance in service. This is a legal duty and not a matter of preference.

5.3 Fee still payable. Where we have reached the appliance and begun work, but the service cannot be completed because the appliance is unsafe, obsolete or beyond economic repair, the full £60 remains payable for the inspection, testing and safety work carried out.

Where we could not reach the appliance at all, the lower charge in clause 7.6 applies instead of the £60.

5.4 Right to stop work. Our engineer may stop or decline work where continuing would be unsafe, where the installation does not permit safe working, or where there is a risk to persons or property. We will explain why and put it in writing.

5.5 Carbon monoxide. If you suspect a gas leak or carbon monoxide, leave the property and call the National Gas Emergency Service on 0800 111 999 before contacting us.

6. Access and your responsibilities

6.1 Safe access. Please make sure the boiler, gas meter, controls and any external flue terminal are reachable and clear. We do not remove kitchen units, boxing, tiling or fitted furniture, and we are not responsible for damage where an appliance has been boxed in without an access panel.

6.2 Utilities available. Gas, electricity and water must be connected and available at the property.

6.3 Someone over 18 present. An adult aged 18 or over must be present for the whole visit.

6.4 Working at height and asbestos. Where a flue terminal can only be reached by ladder or scaffold, or where asbestos-containing material is present or suspected, we will assess this on site. Additional access or specialist work is not covered by this offer.

6.5 What you tell us when booking. We plan each visit around what you tell us: the type of appliance, the fuel it runs on, and the address. Please tell us if you are not sure — we would far rather work it out on the phone than on your doorstep, and there is no penalty for not knowing.

If the appliance turns out to be materially different from what was described when booking — for example an LPG appliance described as mains gas, a back boiler described as a combi, or an appliance outside the scope of section 4 — and we cannot carry out the service as a result, the charge in clause 7.6 applies to cover the visit.

7. Booking, payment and cancellation

7.1 When the contract starts. Your booking is a request. A contract is formed when we confirm the appointment to you in writing by email or text.

7.2 Payment. £60 is payable on completion of the visit, by card, bank transfer or cash. No deposit is taken. Rapid Heat Response Ltd is not currently registered for VAT, so no VAT is added. £60 is the total amount you pay for the service.

If payment has not reached us within 7 days of the visit, we may charge statutory interest on the outstanding amount and recover the reasonable costs of collecting it. We would always rather have a conversation than send a reminder, so please tell us if there is a problem.

7.3 Your 14-day right to cancel. Because your booking is made by telephone, online or in your home, you have the right to cancel within 14 days of the day we confirm your booking, without giving a reason, under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013. To cancel, tell us in writing before the 14 days are up — email info@rapidheatresponse.co.uk or text 01934 903767. We will refund any money paid within 14 days of receiving your cancellation.

7.4 If you want the service inside the 14 days. If your appointment falls within the 14-day cancellation period, we will ask you to confirm in writing that you want the work to start sooner and that you understand you will lose the right to cancel once the service has been fully carried out. If you cancel after we have started but before we finish, you pay a fair amount for the work already done.

We need that confirmation before we can attend. If you would rather not give it, that is entirely your right — we will simply book your appointment for a date after the 14 days have passed, and the £60 offer price still stands.

7.5 Rescheduling and cancelling an appointment. You can move or cancel your appointment free of charge by giving us at least 24 hours' notice by phone, text or email.

That covers one change to a booking. A second or further change to the same booking attracts the £25 charge in clause 7.6, even where 24 hours' notice is given, because each move holds a slot we cannot offer to anyone else. Your 14-day right to cancel under clause 7.3 is unaffected and is never charged for.

7.6 Missed appointments and wasted visits. A charge of £25 applies to cover a wasted visit where we arrive at the agreed time and cannot start the work at all — because nobody is there, because we cannot physically reach the appliance, or because the appliance is not as described under clause 6.5. The same charge applies if you cancel or change the appointment with less than 24 hours' notice, or make a second change to the same booking under clause 7.5. We will always call or text before leaving the property.

This £25 charge applies only where we were unable to start. Once we have reached the appliance and begun work, the full £60 is payable under clause 5.3, even if the service cannot be finished.

This charge does not apply where you have exercised your 14-day right to cancel under clause 7.3.

7.7 If we need to reschedule. We may occasionally need to move an appointment because of an emergency call-out, illness, severe weather or a vehicle breakdown. We will contact you as soon as we can and offer the next available slot at the same £60 price.

8. General

8.1 Your statutory rights. Nothing in these terms affects your legal rights. Under the Consumer Rights Act 2015 our service will be carried out with reasonable care and skill. If it is not, you are entitled to have it put right or to a price reduction.

8.2 Our liability. We are responsible for loss or damage you suffer that is a foreseeable result of us breaking these terms or failing to use reasonable care and skill. We do not limit our liability for death or personal injury caused by our negligence, for fraud, or for anything else the law does not allow us to limit. We are not liable for faults that existed before our visit and that were outside the scope of the service described in section 3.

8.3 Insurance. We hold public liability insurance. Evidence is available on request.

8.4 Complaints. If something is not right, contact us on 01934 903767 or at info@rapidheatresponse.co.uk and we will acknowledge within 2 working days and aim to resolve within 14 days. You can also raise gas safety concerns with the Gas Safe Register on 0800 408 5500, and you can get free consumer advice from Citizens Advice on 0808 223 1133.

8.5 Your information. We use your details only to arrange and carry out the work, to issue your service record, and to meet our record-keeping duties. We handle your data in line with UK GDPR. Our full privacy policy is set out at the end of this page.

How Rapid Heat Response Ltd handles your personal information.

P1. Who we are. Rapid Heat Response Ltd is the data controller for the information described here. Company number 17146141, registered office 19 Haywood Close, Weston-super-Mare, BS24 9NX. You can reach us at info@rapidheatresponse.co.uk or on 01934 903767.

P2. What we collect. Your name, address, phone number and email. Details of your property and heating appliance. Records of the work we carry out, including test readings, service records and safety notices. A record of what you paid and when.

We do not store card numbers. If you pay by card, your card details go straight to our payment provider and we never see or hold them.

P3. Why we hold it.

P4. Service reminders and marketing. If you ask us to, we will remind you when your next service is due. We will not add you to any marketing list without your agreement, and every message we send has a way to stop them. You can tell us to stop at any time and we will, straight away.

P5. Who else sees it. Only where we have to:

We do not sell your information to anyone, and we never pass it to other traders for marketing.

P6. How long we keep it. Gas safety records and service records for at least two years, because gas safety records must be retained for that long and an appliance history is useful to you and to us for longer. Invoices and payment records for six years, to meet HMRC requirements. Enquiries that never became a booking for twelve months, then deleted.

P7. Keeping it safe. Your details are held on password-protected systems with two-factor authentication where it is available, and paper records are kept secure. Only Rapid Heat Response Ltd has access.

P8. Your rights. You can ask us to show you what we hold about you, correct anything that is wrong, delete it, restrict what we do with it, or send it to you in a portable form. You can object to us using it, and withdraw any consent you have given.

Email info@rapidheatresponse.co.uk and we will respond within one month. There is no charge. Some records we are legally required to keep — a gas safety record, for instance — and we will explain if that applies.

P9. If you are unhappy. Tell us first and we will try to put it right. If you are still not satisfied you can complain to the Information Commissioner's Office at ico.org.uk or on 0303 123 1113. You can go to the ICO without coming to us first if you prefer.

P10. Changes. If we change this policy we will update the date below. Please check back if it matters to you.
